Modified Bitumen

Modified bitumen is a hybrid roofing system that combines traditional built-up roofing methods with modern materials and technology. It is composed of high-performance polymers reinforced with layers of heavy-duty polyester or fiberglass, resulting in a roofing solution that offers excellent strength, flexibility, and long-term durability.

Installation Options

As the name suggests, modified bitumen is created by blending specialized modifiers with standard asphalt during a controlled manufacturing process. The material is then reinforced with fiberglass or polyester fibers to form durable sheets designed for superior performance. Memphis Roofing and Renovations offers two primary types of modified bitumen systems:

SBS (Styrene Butadiene Styrene)

Installed using hot mopping or cold adhesive over asphalt, SBS modified bitumen provides a flexible, rubber-like finish. It can also include adhesive-backed layers for enhanced durability and ease of installation.

APP (Atactic Polypropylene)

APP systems are applied using heat-based methods such as torch-on or heat welding. This thermoplastic material creates a smooth, plastic-like surface that offers excellent weather resistance and durability.

Available in rolls or sheets, modified bitumen roofing is manufactured with consistent thickness and evenly distributed components for reliable performance. These materials are layered over the roof membrane to create a strong, protective system. We also offer a variety of granular surface colors that enhance appearance while providing added UV protection.

Our licensed and experienced roofing technicians apply one or more layers, often in combination with built-up roofing techniques, to deliver fully customized installations tailored to the specific structural needs of your commercial property.

What Are the Benefits of Modified Bitumen Roofing?

Ideal for commercial buildings of all sizes, Memphis Roofing and Renovations provides certified installation and professional inspections for modified bitumen systems. This roofing option is widely recognized in the industry for its many advantages, including:

  • Long-Lasting Performance
Modified bitumen roofs can last 20 years or more with proper installation and minimal maintenance.
  • Exceptional Strength and Durability
Engineered polymers provide reliable performance in both extreme heat and cold conditions.
  • Waterproof Protection
Heavy-duty adhesives and layered construction help prevent water intrusion and leaks.
  • Energy Efficiency
An added insulation layer helps retain heat, improving overall energy efficiency.

In addition, the inherent strength of both SBS and APP systems makes them highly impact-resistant and well-suited for long-term use. Commonly installed on low-slope roofs, modified bitumen systems help minimize water pooling and reduce the risk of moisture damage. While installation is relatively efficient, it should always be performed by a trained and certified roofing professional experienced in built-up roofing methods.
